REPAIR OF ROOF STRUCTURE AND RENNOVATION OF TOILETS AT THE ASEAN FOUNDATION

  1. BACKGROUND

Three decades after ASEAN was established, ASEAN leaders recognized that: there remained inadequate shared prosperity, ASEAN awareness and contact among people of ASEAN. It was of this concern that ASEAN leaders established the ASEAN Foundation during ASEAN’s 30th Anniversary Summit in Kuala Lumpur Malaysia on 15 December 1997. The ASEAN Foundation is an organisation from and for the people of ASEAN and exists because of one vision: to build a cohesive and prosperous ASEAN Community. As an ASEAN’s body, the Foundation is tasked to support ASEAN mainly in promoting awareness, identity, interaction and development of the people of ASEAN.   1. OBJECTIVES OF THE ASSIGNMENT

The ASEAN Foundation would like to invite reputable companies in Jakarta to facilitate repairs and maintenance of the roof structures of the ASEAN building in Jakarta, renovate its toilets and to paint the exterior and interior walls of the building. The works are done in order to preserve the building life span and to ensure compliance to occupational health and safety as well as legislative requirements.

  1. SCOPE OF SERVICES

The ASEAN Foundation requires from appropriately qualified, competent, experience and professionally registered contractors to:

a) Roofing

  • Undertake the status analyses of the ASEAN Foundation roof structures

b) Toilets

  • Install new fixtures and tiles for the male, female, Executive Director’s and drivers’ toilets to include installation of a shower room

c) Interior and Exterior Walls

  • Apply new paint for interior and exterior walls of the building
  • Replaster exterior wall

d) Working Space for Eight People

  • Close up division in working space to make two separate entrances

e) Carpeting

  • Install carpeting for the Board of Trustee room

The contractor shall submit quotations for repairs and maintenance of roof structure and carry out the assignment as detailed above. The contractor shall ensure that its team has relevant expertise and have the necessary equipment and support to undertake the work. The contractor will be expected to issue the warranty of certificate on the work done.

  1. EXPECTED DELIVERABLES

4.1 Roofing

  • Waterproofing of roof to repair all leaks inn apex flashing, parapets, ridge capping’s, flat roofs, etc
  • Ensure that all securing bolts are still effective and correct defaults between sheets, roof capping and flashing to prevent any leakages
  • Check roofs for signs of corrosion and wire brush top bare metal and coat with a rust inhibitor
  • Apply two (2) coats of dark dolphin roof coating or equivalent to match existing
  • Replacement of rusted and damaged gutters and downpipes
  • Replacement of damaged or missing facia boards
  • All new materials used in repair work shall be approved equal quality, colours, profiles, thickness, etc. and shall in all cases match the existing materials and shall be fixed to existing materials or surfaces.

4.2 Renovation of Toilets

  • Install new fixtures and tiles for the male, female, Executive Director's, and drivers’ toilets to include installation of a shower room

4.3 Interior and Exterior Walls

  • Thoroughly clean and wash the existing painted wall surfaces before apply new paint for exterior walls of the building
  • Apply new of walls of common corridor areas and rooms
  • Replaster exterior wall

4.4 Working Space for Eight People

  • Close up division in working space to make two separate entrances

4.4 Carpeting

  • Install carpeting for the Board of Trustee room

  1. GENERAL

There will be a site inspection meeting on 25 May 2018, from 10.00 am to 17.00 pm at the ASEAN Foundation. Failure to attend will be an automatic disqualification.

It is important to note that the successful person will work under the supervision of an ASEAN Foundation representative and abide by its organisational guidelines.

The selection of the qualifying proposal will be at the ASEAN Foundation’s sole discretion. The ASEAN Foundation does not bind itself to accept any particular bid/proposal, and the ASEAN Foundation reserves the right not to appoint the service provider.
